DRINKS distributor Edrington-Beam Suntory UK, formerly known as Maxxium UK, is the first tenant to secure space at 191 West George Street, NFU Mutual’s landmark office development in Glasgow city centre.
The company, one of the leading suppliers of spirits in the UK with a portfolio boasting a raft of high-profile brands including Jim Beam, The Macallan, Maker’s Mark, Highland Park, Laphroaig, The Famous Grouse and Courvoisier, has taken the entire fourth floor of the development on a 15-year lease and will relocate from Castle Business Park in Stirling this autumn.
Helping to address Glasgow’s current shortage of Grade A space, 191 West George Street is the only significant self-contained prime office development in the city to complete within the last years, according to NFU Mutual. This first letting follows a £5.5 million refurbishment of the building which occupies a highly-visible position on the corner of West George Street and Wellington Street.
Neville Ross, finance director at Edrington-Beam Suntory UK, said that the 191 West George Street’s central location would the firm “in the heart of one of the UK’s largest and most vibrant and dynamic cities, placing us closer to our shareholders, Edrington and Beam Suntory”.
He said: “It is a fantastic building which will provide us with an ideal, modern work environment, fit for our present and future demands.”
NFU Mutual asset manager, Tom Foley, said: “We had a vision of developing Grade A office space that could be tailored to suit a variety of business needs, and we have made a significant investment to ensure that we have accomplished this and put 191 West George Street on the map as a leader in prime office space in Glasgow.”
Edrington-Beam Suntory UK and other future occupiers will benefit from flexible and efficient floor plates with LED lighting, 40 garaged car parking spaces, 50 cycle racks and sports-style changing rooms with lockers, drying rooms and high-powered showers.
Alistair Reid, director at the development’s sole letting agent JLL, said discussions with potential occupiers were in progress: “With no new building developments completing in Glasgow until at least 2020, 191 West George Street is very well placed to capitalise on current demand.”
NFU Mutual was represented by JLL in the transaction while Mark Allan Property Consultants acted for Edrington-Beam Suntory.
